Owner Builder Inspection Reports – Section 137B (Victoria)

In the state of Victoria, Owner Builder Inspection Reports are legally required before selling properties that include owner-built works. Under Section 137B of the Victorian Building Act 1993, building work completed by an owner-builder within the past 6 years and 6 months must be inspected and documented by a qualified building professional, such as a registered structural engineer, building surveyor, or architect.

These reports form a mandatory part of the Section 32 Vendor Statement at the time of sale.
